Guidelines

I am happy to see you are considering staying at my home. That’s why I ask all our guests to follow these simple Guidelines, so that we can help to ensure that everyone’s experience is a positive one. It’s all about making pleasant happy memories of your get away in Pawhuska Ok – while staying at the Grandview Bed and Breakfast. My desire is to provide a Peaceful, Relaxing and Fun place for you to stay!

 

  1. Common sense, kindness, respect, and treating others with dignity are the foremost must haves for my home.

  2. Grandview Bed and Breakfast is designed as a getaway from the stress that life brings.  Therefore, only Adults stay here.  No one under the age of 18  is allowed.  This includes infants all the way through 17 years old.

  3. The common areas include Front porch, Foyer, Dining, Living, and Bathroom.  I am more than happy to share these rooms with all my guests. 

  4. Smoking, vaping, medical marijuana, or any tobacco use is strictly prohibited on the property.  This includes inside the home or anywhere outside within the property.   Violators will be asked to leave and will forfeit all monies paid. This also includes any and all illegal drugs and/or misuse of legal drugs. If there is a smell of marijuana on your person – you will be asked to leave and forfeit all monies paid.

  5. Overnight visitors are not permitted. Any visitors must leave the premises prior to 9 PM. Parties are not allowed unless an agreement is made with the Owner.

  6. These rules are fluid and are not intended to cover all situations.  I reserve the right to use my judgement for any other situations.

 

Cancellation

Grandview Bed and Breakfast Cancellation Policy

Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Grandview Bed and Breakfast is a small property where every guest reservation made is both important and special to us and last minute changes or cancellations significantly affect our business. When you reserve a room, we agree to turn away all other requests for that room and you agree to pay the rate quoted for the number of days you reserve it. A last minute cancellation gives us little chance of re-booking a room. For this reason we uphold a strict cancellation policy:

Cancellation of a confirmed reservation must be made 31 or more days prior to your scheduled arrival to receive a 50% refund.

In the event you need to change or reschedule your reservation to another date when your room is available, please do so 16 days or more in advance of your arrival.

Guests are responsible for payment of all nights reserved regardless of their actual arrival or departure date. Guests who need to depart prior to their reservation end date will be expected to honor their reservation commitment. No-shows are also responsible for full payment of their entire reservation.

Reservations during holidays or special events require a 61-day cancellation notice prior to your arrival date for a 50% refund.

While we understand that situations do arise, in the unlikely event that you must cancel your reservation within 31 days of your arrival, you will be responsible for the FULL price of your entire reservation. This policy applies for reservations regardless of when the reservation was made. There are no exceptions to this policy including sickness, family emergencies or weather related issues.

 

Major holiday reservations include but are not limited to:

  • Valentine’s Day holiday period

  • Osage Nation celebrations

  • The entire Easter week

  • The July 4th holiday period

  • Labor Day week

  • The entire week of Thanksgiving

  • December 15th through January 5th.

  • All other major Holidays.
